So we've just ended the first week of renovations. I can't believe how much shopping we've done to obtain the materials we need to fix up the property! We've probably spent about 4 hours a day shopping between Lowe's, Home Depot, and other specialty stores in town. Our greatest challenge is locating a damn shower pan (that's the bottom part of a shower that catches all the water for those that didn't know)! Who would have thought right? Our showers aren't the standard size so over the last few days, we've been calling various stores around town to find a shower pan that's 36" x 32." No one carries the item because it isn't a standard size. We can have one made, but it will cost us an arm and a leg. Nonetheless...we're still on the hunt.
We've gutted out Unit 1 in two days and we've already started to bring it back to life. It's rained EVERY DAY since we've been here and it's ruined the water in the pool. No one has cleaned it since it's been on the market so now it's filthy. Actually, the first day we arrived to the house, we found about 6 or 7 dead frogs in the pool. They had jumped in the pool for a nice swim but couldn't get out!

AuStiN FLiP
Only July 21st at 1AM, Melissa and I began our drive out to Austin, Texas. We're managing the first flip that we've ever done by ourselves. It's been an awesome experience and we're excited to see our vision become a reality. Since this is our first flip, we wanted to document the experience so that we'd have something to look back on in the future.
Here's a brief overview of what we plan to do. We've purchased a duplex in an area called Highland Hills which is just outside downtown Austin. We closed on the property July 20 and we project to finish the renovations by Aug 25. Here's a few photos of the property before we began the renovations.

Here is the pool in the backyard of the first unit which is approx 2400 sq ft.

Here are the stairs that lead to 3 bedrooms upstairs in unit 1 which is approx 2400 sq ft.

Here's a shot of the surrounding neighborhood. It's surrounded with trees and it's very common to see deer roaming the area. I'll try to get a shot of some deer while we're out here.

Here's the view from upstairs. The units have 25 foot ceilings!
